To further reduce construction costs, NorthPoint has been granted a sales tax exemption on construction materials, saving approximately $1.47 million from the total project cost. In addition, the developer has agreed to pay $3.8 million to affected jurisdictions in lieu of taxes during this time. To help finance the project, the City of Belton issued $44 million in Chapter 100 bonds and established a lease agreement with NorthPoint Development for abatement of approximately $8 million in property taxes over the next 20 years.
Rental rates will range from approximately $799 per month for studio units to $1,889 per month for the larger two-bedroom homes with a den, depending on phasing, time of construction and actual market conditions. “Thanks to this mild winter, our team is making great headway,” he added.
